### 1. ACCEPTANCE OF TERMS AND CONDITIONS

Welcome to Celeste Retreats.

These Terms and Conditions constitute a legally binding agreement between the person making the reservation ("Primary Guest") and the applicable property owner or accommodation operator identified in the reservation confirmation ("Celeste Retreats," "Company," "We," "Us," or "Our").

These Terms govern all direct reservations made through www.celesteretreats.com, occupancy of our rental properties, use of our website, payments, cancellations, security deposits, property rules, and guest responsibilities.

By completing a reservation and affirmatively accepting these Terms, you acknowledge that you have read, understood, and agreed to comply with them.

The Primary Guest is responsible for ensuring that all accompanying guests and approved visitors understand and comply with the applicable House Rules.

### 2. DIRECT BOOKINGS AND THIRD-PARTY PLATFORMS

Reservations completed directly through CelesteRetreats.com are governed by these Terms, the confirmed reservation details, and any applicable property-specific rules.

Reservations completed through Airbnb, Vrbo, Booking.com, or other third-party platforms remain subject to their applicable booking, cancellation, payment, and dispute-resolution policies.

Celeste Retreats is an independent accommodation provider and is not affiliated with or endorsed by Airbnb, Vrbo, or other booking platforms.

These Terms do not override mandatory laws, consumer protections, or applicable third-party platform requirements.

### 3. RESERVATION ELIGIBILITY AND IDENTIFICATION

The Primary Guest must be at least 21 years old to make a direct reservation, unless an exception is authorized in writing.

Celeste Retreats may request reasonable identity verification and payment authorization before check-in, consistent with applicable law.

Reservations made using fraudulent payment information, false identities, or materially inaccurate occupancy details may be canceled, subject to applicable refund requirements.

The Primary Guest must occupy the property during the reservation unless otherwise authorized in writing.

### 4. RESERVATIONS, PAYMENTS, AND TAXES

All reservations are subject to availability and confirmation.

The reservation price, applicable taxes, cleaning fees, security deposit, and other mandatory charges will be disclosed before checkout.

A reservation becomes confirmed once the required payment has been successfully processed and written confirmation has been issued.

The applicable Puerto Rico room occupancy tax will be collected and remitted as required by law.

Any additional fees must be disclosed before booking or arise from legally recoverable costs incurred during the stay.

Celeste Retreats reserves the right to correct obvious pricing or technical errors before a reservation is confirmed.

### 5. CANCELLATION AND REFUND POLICY

**Cancellations are accepted only when submitted at least 48 hours before the scheduled check-in time.**

The following conditions apply:

- **48 hours or more before check-in:** Eligible for a full refund of rental charges and the refundable security deposit.

- **Less than 48 hours before check-in:** Rental charges are nonrefundable, except where required by applicable law.

- **No-shows:** No refund of rental charges.

- **Early departures:** No refund for unused nights unless otherwise required by law.

- **Unused services or nights:** No automatic refund.

Cancellation requests must be submitted in writing through an official Celeste Retreats communication channel.

Refunds will be returned to the original payment method. Processing times may vary by financial institution.

Any nonrefundable third-party charges must have been disclosed before booking.

This policy does not limit cancellation or refund rights required by applicable law.

### 6. MANDATORY $500 REFUNDABLE SECURITY DEPOSIT

A **mandatory refundable security deposit of $500 USD** is required for every reservation.

The deposit is collected during the final checkout process, in addition to rental charges, taxes, and other applicable fees.

The security deposit protects against legally recoverable losses, including:

- Property damage beyond ordinary wear and tear.

- Missing or damaged furniture, appliances, equipment, or accessories.

- Extraordinary cleaning.

- Damage caused by unauthorized activities.

- Plumbing blockages or appliance damage.

- Unauthorized occupancy resulting in documented recoverable losses.

- Other documented expenses arising from violations of these Terms.

**Security Deposit Refund**

The remaining security deposit will be automatically refunded within seven (7) calendar days after checkout, following property inspection and assessment of any documented charges.

Any deductions will be supported by reasonable documentation and an explanation provided to the Primary Guest.

Refunds will be initiated to the original payment method within the seven-day period. The final posting date may depend on the payment processor or financial institution.

**Financial Responsibility Beyond the Deposit**

By accepting these Terms, the Primary Guest expressly acknowledges and agrees that legally recoverable damages and expenses may exceed the $500 security deposit.

The Primary Guest remains financially responsible for any documented, legally recoverable balance exceeding the deposit.

The deposit does not establish a maximum liability limit.

### 7. MAXIMUM OCCUPANCY AND REGISTERED GUESTS

Each Celeste Retreats property has an established maximum occupancy based on its size, configuration, and applicable legal requirements.

The maximum permitted occupancy will be disclosed in the original property listing, reservation confirmation, or pre-arrival communication.

Only guests registered and approved as part of the reservation may occupy or stay overnight at the property.

The Primary Guest must ensure that the property's maximum occupancy is never exceeded.

Unauthorized overnight guests are strictly prohibited.

### 8. VISITORS AND ACCESS RESTRICTIONS

**All visitors must be reported to and approved in advance by the property owner or authorized management company.**

Visitors who have not received prior authorization are not permitted to enter the rental premises.

Approved visitors may not stay overnight unless formally added to the reservation and authorized.

Guests must not share access codes, keys, or other entry credentials with unauthorized individuals.

Violations may result in lawful termination of occupancy and reasonable, documented additional charges when recoverable under applicable law.

### 9. QUIET HOURS AND NEIGHBORHOOD RESPECT

**Quiet hours are strictly enforced every day from 10:00 PM to 8:00 AM.**

During these hours:

- Loud music, shouting, excessive noise, and disruptive activities are prohibited.

- Parties and unauthorized gatherings are prohibited.

- Guests must respect neighboring residences.

- Activities disturbing the peace, safety, or reasonable enjoyment of surrounding properties are prohibited.

Guests must maintain reasonable noise levels at all times, including outside designated quiet hours.

Serious or repeated disturbances may result in lawful termination of occupancy and additional documented charges where legally recoverable.

### 10. PROPERTY SAFETY AND SECURITY

Guests are responsible for exercising reasonable precautions to maintain the safety and security of the property.

Guests must:

- Lock exterior doors and secure accessible windows when leaving.

- Protect access codes, keys, and entry devices.

- Exterior access points.

- Other disclosed outdoor security locations.

**No cameras are installed inside bedrooms, bathrooms, living spaces, or other private interior areas.**

Exterior cameras may operate continuously for security purposes.

Recordings may be reviewed when reasonably necessary to investigate security incidents, property damage, unauthorized access, or safety concerns.

Camera use, disclosure, retention, and access will comply with applicable privacy laws.

Guests must not disconnect, obstruct, damage, or tamper with security cameras.

### 12. ASSIGNED PARKING

Parking spaces are designated and identified by assigned numbers.

Guests must park only in the numbered spaces assigned to their reservation.

The following are prohibited:

- Parking in another property's assigned space.

- Blocking driveways or access roads.

- Obstructing emergency access.

- Parking in unauthorized areas.

- Using more parking spaces than assigned without approval.

Violations may result in reasonable documented charges or lawful vehicle removal where permitted.

This restriction applies to:

- All indoor areas.

- Bedrooms and bathrooms.

- Balconies and patios.

- Outdoor areas within the rental premises.

- All other areas designated as part of the smoke-free property.

Prohibited activities include smoking cigarettes, cigars, marijuana, electronic cigarettes, vaping devices, and other smoked or vaporized substances.

Guests are responsible for reasonable, documented costs resulting from violations, including extraordinary cleaning, odor remediation, or damage to furnishings and equipment.

These costs may exceed the security deposit.

### 14. STRICT NO-PET POLICY

Dogs, cats, and other pets are not permitted at Celeste Retreats properties.

Guests may not bring or allow unauthorized animals onto the premises.

Unauthorized animals may result in reasonable documented cleaning or damage charges.

- Doors and windows must remain closed while air-conditioning units are operating.

- Air-conditioning units should not operate unnecessarily in unused rooms.

- Guests must not tamper with, modify, or damage air-conditioning equipment or controls.

Normal and reasonable electricity consumption is included in the reservation.

Documented damage or extraordinary expenses resulting from equipment misuse may be recoverable as permitted by law.

### 16. SAND, PLUMBING, WASHER, AND DRYER PROTECTION

**Sand must never be intentionally introduced into showers, sinks, toilets, washing machines, or dryers.**

Guests must remove excessive sand from their bodies, clothing, towels, shoes, and beach equipment before using indoor plumbing fixtures or laundry appliances.

Sand can cause plumbing blockages, drainage problems, and damage to washing machines and dryers.

Guests must take reasonable precautions to prevent excessive sand from entering these systems.

If misuse results in documented plumbing blockages, equipment damage, or extraordinary cleaning, the Primary Guest may be responsible for reasonable repair, cleaning, or replacement costs.

Such expenses may exceed the security deposit.

### 17. MANDATORY CHECK-OUT RESPONSIBILITIES

Before departing, guests must complete the following requirements:

**Trash Removal**

All household trash must be removed from the property and placed in the designated outdoor trash containers.

**Towels and Linens**

All used towels, sheets, pillowcases, and other provided linens must be gathered and placed **on the floor directly in front of the washing machine**.

Failure to comply may result in reasonable additional cleaning or recovery charges when documented and legally permitted.

### 18. CHECK-IN AND CHECK-OUT TIMES

Check-in and check-out times are specified in the property listing and reservation confirmation.

Early check-in and late check-out require prior written approval.

Additional charges may apply when disclosed and agreed upon.

Unauthorized late departures may result in reasonable additional occupancy charges and documented losses, subject to applicable law.

### 19. MAINTENANCE, REPAIRS, AND PROPERTY ACCESS

Celeste Retreats may require access to perform maintenance, repairs, inspections, or respond to safety concerns.

For nonemergency maintenance, the owner, management company, or authorized maintenance crew will contact the guest and request permission before entering the property, providing reasonable advance notice when practicable.

Guests are expected to cooperate reasonably with necessary repairs.

In emergencies involving immediate threats to safety or substantial property damage, entry may be necessary without prior authorization, to the extent permitted by law.

### 20. PROPERTY DAMAGE AND ADDITIONAL CHARGES

**By completing your reservation, you expressly acknowledge and agree that violations of Celeste Retreats' House Rules may result in additional financial charges.**

- Replacement of damaged or missing items.

- Extraordinary cleaning.

- Smoke or odor remediation.

- Plumbing or appliance repairs.

- Damage resulting from unauthorized occupancy.

**You expressly agree that legally recoverable charges may exceed the $500 security deposit and that you remain responsible for any outstanding balance.**

Additional charges must be reasonable, documented, and consistent with applicable law. Arbitrary or undisclosed penalties will not be imposed.

### 21. HOUSE RULE VIOLATIONS AND ENFORCEMENT

Failure to comply with these Terms or the property's House Rules may result in:

1. A warning or request for immediate correction.

2. Reasonable documented additional charges.

3. Deductions from the refundable security deposit.

4. Lawful termination of occupancy for serious or repeated violations.

5. Recovery of additional legally recoverable damages exceeding the deposit.

Termination of occupancy must follow applicable legal procedures.

Nothing in these Terms authorizes unlawful eviction, removal of personal belongings, or denial of legally required refunds.

### 22. UTILITIES, INTERNET, AND SERVICE INTERRUPTIONS

Electricity, water, internet connectivity, telecommunications, and other utilities may occasionally experience interruptions.

Celeste Retreats will make reasonable efforts to address reported service problems.

Interruptions caused by circumstances beyond the Company's reasonable control do not automatically establish liability.

Where an interruption materially affects the accommodation, applicable law and the confirmed reservation terms determine any available remedy.

### 23. HURRICANES, TROPICAL STORMS, AND EMERGENCIES

Puerto Rico may experience hurricanes, tropical storms, flooding, earthquakes, and other natural hazards.

Guests must follow official safety advisories and evacuation instructions.

If a property becomes unsafe, legally inaccessible, or unavailable for occupancy, Celeste Retreats may need to cancel or interrupt the reservation.

Refunds and alternative accommodations will be handled in accordance with applicable law and the confirmed reservation terms.

Guest transportation disruptions that do not affect property availability are generally governed by the applicable cancellation policy, subject to mandatory legal protections.

Travel insurance is recommended.

### 24. GUEST SAFETY AND PERSONAL BELONGINGS

Guests must exercise reasonable care during their stay.

Guests are responsible for supervising minors, securing personal belongings, and using property facilities responsibly.

Celeste Retreats is not an insurer of guests' personal property and is not responsible for losses unrelated to its legally established responsibility.

Nothing in these Terms excludes liability that cannot lawfully be excluded.

### 25. LIABILITY AND RESPONSIBILITY

Guests are responsible for damage, injury, or other losses caused by their unlawful acts, negligence, intentional misconduct, or misuse of the premises, to the extent established by applicable law.

Celeste Retreats is responsible for its own acts and omissions to the extent required by law.

Celeste Retreats does not guarantee the safety or availability of independent third-party transportation, attractions, excursions, or services not operated by the Company.

Nothing in these Terms waives nonwaivable statutory rights or excludes liability for negligence where prohibited by law.

### 26. CHARGEBACKS AND PAYMENT DISPUTES

Guests are encouraged to contact Celeste Retreats promptly regarding billing errors, property concerns, or disputed charges.

Guests retain all rights to dispute charges under applicable consumer protection laws and payment-card rules.

Celeste Retreats may provide reservation confirmations, accepted Terms, payment records, guest communications, access records, and documented charges to payment processors or financial institutions when responding to disputes.

Fraudulent payment activity may be reported to the appropriate authorities.

### 27. PRIVACY AND PERSONAL INFORMATION

Information may be processed through authorized website hosting, booking, payment, and property-management service providers.

Personal information will be handled according to applicable privacy and data-security laws and our separately published Privacy Policy.

Celeste Retreats remains responsible for its own legal obligations concerning personal information, including where third-party service providers are used.

### 28. INTELLECTUAL PROPERTY AND WEBSITE USE

Unless otherwise stated, the website's text, photographs, logos, graphics, branding, and original content belong to Celeste Retreats or its licensors.

Visitors may access website content for personal, noncommercial purposes.

Without prior written authorization, visitors may not:

By voluntarily submitting content for publication, guests grant Celeste Retreats a nonexclusive license to display and reproduce that content for legitimate business purposes, subject to applicable law.

Celeste Retreats may moderate unlawful or abusive content but will not prohibit lawful, truthful consumer reviews or disclosures protected by law.

### 30. THIRD-PARTY WEBSITES AND SERVICES

Our website may contain links or integrations provided by independent third parties, including payment processors, booking services, and property-management systems.

These providers may maintain separate terms and privacy policies.

Celeste Retreats does not control independent third-party websites and is not responsible for their unrelated content or services.

This provision does not eliminate any legal responsibility Celeste Retreats may have for vendors acting on its behalf.

### 31. NONDISCRIMINATION AND ACCESSIBILITY

Celeste Retreats is committed to complying with applicable federal and Puerto Rico nondiscrimination and accessibility requirements.

Reservation decisions will not be made on unlawful discriminatory grounds.

Requests for reasonable accommodations will be evaluated in accordance with applicable law.

### 32. GOVERNING LAW AND DISPUTE RESOLUTION

These Terms are governed by the applicable laws of the Commonwealth of Puerto Rico and controlling United States federal law.

The parties agree to attempt good-faith resolution of disputes through written communication before pursuing formal proceedings, where practical.

Court proceedings must be brought before a court with proper jurisdiction and venue under applicable law.

Nothing in these Terms prevents guests from exercising nonwaivable consumer rights, filing complaints with regulatory agencies, or pursuing legally available remedies.

### 33. MODIFICATIONS TO TERMS AND CONDITIONS

Celeste Retreats may update these Terms periodically.

Updated Terms will be published on the website with a revised effective date.

Changes generally apply prospectively and will not materially alter confirmed reservations without the guest's agreement or another lawful basis.

The version accepted at the time of booking will ordinarily govern that reservation.

### 34. SEVERABILITY

If any provision of these Terms is found invalid or unenforceable, the remaining provisions will continue in effect to the extent legally permissible.

An invalid provision will not automatically invalidate the entire agreement.

### 35. ENTIRE AGREEMENT

These Terms, the confirmed reservation, the applicable cancellation policy, and disclosed property-specific House Rules constitute the agreement governing a direct booking.

Specific written reservation conditions prevail over general website language where they conflict, unless applicable law requires otherwise.

No verbal representation modifies the confirmed reservation unless the parties agree to that modification.
